Clayfield Suburb Profile
One of Brisbane's more prestigious suburbs, Clayfield is located 6 kilometres north of the CBD near Ascot and Hamilton and is home to many fine examples of older Queenslander homes.
Housing prices
As one of the more affluent suburbs Clayfield has been impacted by the negative growth experienced in the top end residential market as a result of the global financial crisis.
However, more than anything, a lack of activity in the highest end of the market has pushed the house median year ending June 2009 down some 17.9 per cent. Demand in the suburb for properties priced more modestly between $600,000 and $800,000 has been more prevalent than higher end demand in recent times and helps to explain the reduction in median house price.
Units & townhouse prices
In tighter economic conditions the more affordable unit and townhouse market in Clayfield has posted modest gains in median price of 2.9 per cent for the 12 months ending June. Demand for the area has also been evident in the unit rental market which posted a 6.6 per cent gain in median rent for two-bedroom units compared to June last year.
People & housing
Quite noticeably Clayfield has seen the growth of medium density units, capitalising on its close proximity to the CBD, the airport and major transport routes. A progression from older residents and retirees to young families and couples has seen residential development slowing, with people opting for renovation of older housing.
Schools & services
Clayfield residents have access to a wide variety of transport, services and retail facilities, either in the suburb itself or within striking distance.
The Royal Brisbane Hospital is approximately 15 minutes away and there are a number of state and private schools in the area catering for both primary and secondary school children, including the private girl's school Clayfield College and St Rita’s College.
Shopping
Centro Toombul is the closest major shopping centre with Lutwyche shopping centre also close.These are centres that contain some major retailers as well as super markets. You'll find an Aldi store at Lutwyche shopping centre.
A bit further to the north on Gympie Road is Westfield Chermside Shopping Centre. Westfield Chermside is the northside's largest shopping centre and is also home to an entertainment, movie cinema and dining precinct.
You'll also find that the Airport DFO (Direct Factory Outlet) is close by in the Airport Village precinct.
Parks and cafes
Residents are also well catered for in the outdoor recreational stakes with parks, bike and walk ways. The suburb has a lively cafe lifestyle and is close to Racecourse Road and the Eagle Farm and Doomben race courses. The revitalised restaurant district at Albion also offers residents a great choice of cuisine.
Public transport
Public transport includes the northern train-line with stops at Albion, Wooloowin, Eagle Junction, and Toombul stations. There are also train services on the Doomben line, with stations at Clayfield and Hendra. Bus and ferry routes are also available and residents also have easy access to the airport and Gateway arterial.
