Indooroopilly Suburb Profile

Indooroopilly is fast becoming the “Chatswood” of Brisbane. The suburb's central position, thriving commercial, office and retail sector, and proximity to the CBD and University of Queensland have promoted a recent surge in population and supported new residential unit developments.

Property Prices

Popular with many Brisbane professionals, as well as university students from the nearby University of Queensland, this riverside suburb has recorded steady gain in house prices, especially over the last five years recording median house price growth of 32.1 per cent and median unit price growth of 31.0 per cent.

Indooroopilly has not escaped the recent economic uncertainty unharmed however, recording a loss in median house price over the 12 months to June 2009 of 11.8 per cent and a loss of 6.1 per cent for median unit prices over the same period. A large portion of those losses can be attributed to an increase in unemployment and lack of confidence in the market over the period.

In addition, the surge of first home buyers in South East Queensland and the buoyancy of the lower end of the market can account, in some part, for the decreases in median prices recorded in the suburb over the 12 months to June 2009.

As the student population from the University of Queensland grows, further commercial and retail activity is also expected to increase, especially on the back of investor confidence returning to the market as a whole.

Urban unit living

As well as being a popular area for student tenants, the suburb is increasingly becoming a hub for young city commuters. The suburb contains a large unit market - more than one-third of residences in the suburb are either units or townhouses.

Transport, shopping & entertainment

Indooroopilly residents enjoy extensive community facilities including Gandel's Indooroopilly Shoppingtown (formerly Westfield's), Citytrain services and a bus interchange.

Moviegoers are well catered for with the art deco Eldorado Cinema Complex and Megaplex at Indooroopilly Shoppingtown. There are a number of restaurants and a renovated pub, popular with a young clientele.

The commercial and shopping area near the railway station has been fully made over which makes for an attractive precinct for nightlife and a vibrant street café scene.

Sport & recreation

In addition, golf enthusiasts can enjoy a round at the Indooroopilly Golf Club.

Education

The suburb also boasts education facilities including Indooroopilly High, St Peters Lutheran College, Nudgee Junior and the Brigidine Secondary College.
